Zillow is valuing the property at $745k (I think that is low based on the older and smaller neighboring homes on single lots).

If I'm trying to determine market value of a property I'll use Zillow to see what similar properties in the area have been selling for the last 3-6 months. 

anyone saying any areas than what we said is doing so because that is where the inventory is that they can sell as an agent. we only look at 7 zip codes out of ohio which has 440 and all are where property values and rents are the highest and new construction sells the highest. 

You charge the tenant a depreciated value based on the remaining life span of the carpet you are replacing.

If you can tie up the land and give yourself enough time so see if the value is there.
