How will maintenance requests be handled?

It's important that your lender requests specific endorsements that protects them.

If your market research has comps at 1/2 the price of theirs then all you can do is put in your offer and still request seller financing.

I am ok with clients purchasing materials no problem, but I do have to charge them delays if i request materials and they don't buy the right one.

@Jeff B. thanks,,, yup dad set up their trust so no probate was needed and also no court approval.Every time for instance a new account or similar thing they request a current Certificate of Trust ...notarized.. but that part has been fine.
