Many of the smaller assets (5-30) are small operators who have not raised their rents to market and are leaving a lot of rent on the table. 

A good manager can increase rents and lower costs therefore increasing profit to cover the pm cost.

I began seeing Smartland properties popping up on zillow while doing research on market rents for upcoming vacancies and noticed that their renovations looked very nice and started looking into doing business with them. 

So properties with good lighting not near junkie looking properties and ones that are fenced bring higher rents and are more desirable.

I believe we will be able to rent the 1300sq ft 4/2 house for $2500.

The planning department says that once ADUs are installed, none of the units on the property can be rented for less than 30 days.

I have started looking into Waco as a potential destination and wanted some advice about renting in the area.
