The current owners removed the $5000 inspection limit.  

Saying “cleaning fees were built into his revenue numbers”....does that means he is deducting cleaning before providing you the revenue numbers (in which case for our purposes cleaning cost is $0 as it has already been removed)?

Should I remove it and reinstall?

In September 2019, House Bill 3609 passed, removing county filing requirements for entities that are required to register with Secretary of State (including Series LLC).

Along with paying all of the utilities, internet, cable, yard upkeep, and snow removal.  

A flipper would remove walls make it an open floor plan new cabinets granite, refinish the floors, paint, etc. etc, but a buy and hold would just do a carpet clean and put a tenant in there.

I did the inspection and the bank got back to me saying that the growing in the unit needs to be removed or the tenant needs to be evicted for the bank to finance the property.
