@Jim CummingsI recall a few threads where we both cautioned those investing in West Texas which probably fell on deaf ears. 

The less showings you get for your property, the less rental applications you'll collect and the longer the property will sit. 

That does not sit well with me.

This is a tricky time to purchase but there are some benefits - i.e. low interest rates, properties sitting on the market due to COVID, and anticipated high rental demand since FHA has tightened up lending requirements.We haven't seen much of a decline in rental inquiries for the apartments we are listing.

The house is rather large, comes fully furnished, sits on about 3 acres and has been a successful STR and events venue.

In other words you may be able to sit for the brokers test without the apprenticeship time all of us other folks had to do.
