I suspect it would be hard to get those kinds of cash on cash returns in reality.

I think reality could be even worse so, no, I do not think househacking is worth it. 

In all reality its wrapped into the interest rate but rate is still usually lower than fha with out the fees and yo ucan refi later once at 25% equity...Depending on where you're located you might be able to find a low down conventional option as well better than fha.

Reality checks?

This friend and I have always talked about starting a business together and my recent fervor for real estate investing as sparked the opportunity to make our dreams a reality.

It's sick, but it's a reality.  

It looked to be a decent place for deals at first, but once I actually put numbers to what the reality truly is there are not many deals from those wholesalers.

I have embraced the reality that it pays to have the mindset of a flipper in order to effectively wholesale, which is what I want to do, as an initial foray into investing.

I hope that doesn’t sound too harsh but it is a reality of the business.
