I am planning ahead and lining up all options to pursue over the next 2 months.

Having a 5 year, 3 year, 1 year , 90 day plan means you are far ahead of the majority. 

After many hundreds of doors we have had only 1 tenant push back on taking care of the lawn, but that is normal locally. 

That will be pushing it to be shopping a loan, even for the best mortgage brokers / banks it will take at least that to get it through underwriting.Best bet is to go to local banks, where the broker is actually the underwriter.

I feel weird buying a vacation home for ME when I feel like so much of my strategy is 'work hard, save money, build equity, expand REI' - but at the same time, this could potentially be a small income-generator from AirBNB - I just don't have enough faith in that to really push me over the edge into moving forward.

A new header beam was also installed underneath the stairs in the basement (the basement lollies push up against this). 

Should I just back out or push back for a further deduction?

It sounds like the easiest approach is to just pay down a credit card a little bit to push it up a point.Best of luck!
