Past that I would consider a DSCR loan that would just care about the property and its rent and not so much that you are self employed.

This is a local credit union, this would only be an option for an investor that both owns the properties near Austin, Texas, and that personally lives in the area as well.

Depending on the size of the ADU vs the main property, you would probably be looking at either a "heavy rehab" loan - or a "ground up construction" loan.
