Desktop underwriting often does produce a lower value vs a full appraisal.  

Should I be looking at other types of loans to be more attractive to sellers and refinancing later on down the line? 

That being said, should I decide to invest out of state in the future I do think it's something I will take into consideration, as quality of living in any given city will directly affect the income an investment can produce and the general tenant pool for a given area.  

My goal is to accumulate income generating assets producing me $20k per month in income.

It's not a good feeling leaving equity sitting there, but it *is* producing a decent cash flow, which makes us comfortable.

If you are willing to collect a few items and share those here on BP, you will attract some of the brightest minds in the space to assist you. 

While long terms such as 30 years are common for institutional paper, they are less common in seller financing and less attractive to note buyers.

And while it sounds good at first (total rent, total cash flow) - you can literally buy a duplex that will produce the same rent with just two units.

Fantastic job at presenting a "normal" house in a very attractive way, with paint, lighting, decorations, and REALLY good photos.  

Be sure to evaluate whether it's an attractive lot.
