I'd like to pay a visit to drive around town to check out the area, but I'd to have a better idea of the general neighborhoods first so I can plan accordingly.So far, I've only gauged neighborhoods based on school districts (from Redfin's greatschools data) and crime rates.

Putting together my first strategy and wanted to get some feedback from the gang: * FHA loan to acquire duplex / triplex in cool area of Los Angeles with close proximity to a hospital* Short term / Mid term rental unit(s), establish one as my primary residence -- possibly pivoting to long term rentals in the future* Cost-seg to offset private client income tax liability (also takes some cashflow pressure off the short term rental(s))* Rinse and repeat once annually to build portfolio via FHA reduced downpayment & keep knocking down tax liability from ongoing private client projects* Maybe one day in the future 1031 all into one large multi-unit property to cash flow into the sunset?
