Don't get me wrong I am not against unions I'm from MI I've worked temp jobs in plants right out of high school.

They are suffering from the economic down turn.

My friend's unit only suffered smoke & water damage but that maxed out the insurance coverage.

While they have suffered short term hits in depreciation, they still bought correctly for that particular market, have not sold in the panic, and are sticking with a conservative business plan.

I have just read today in the newspaper that there was a drug raid on a house in the same neighborhood (2 blocks away) from a duplex I own. 66 marijuana plants and more than a kilogram of cocaine and crack.When I bought this place I checked with police reports regarding the neighborhood and it was not a high crime area, but "on the other side of the railroad tracks" 1/2 mile away is a high crime area.Up until this point I have bought in middle and upper middle class neighborhoods, so this is bit shocking to me.I want to be able to tell future tenants that it is a safe neighborhood, but now knowing this, I dunno.I am kinda of freaking out a little bit.

VW auto plant is expanding, there's 3 auto plants,  there's 2 Amazon distribution centers in the Chattanooga TN area, they are hiring 1000 people.Athens GA, Augusta GA, Savanaha GA is another great jobs areas.  

What am I missing… I fear I may be suffering from paralysis now… Oh the joys of getting ready to jump head first.

Certainly, short term deals can be worked into high Seller debt but long term deals will suffer loss of return which ends up being an exchange for capital demands.

The seller is a client of one of my contractors and my contractor tells me, that the seller is motivated (just suffered from a stroke, and has some other health issues) and is looking to get out of the real estate game.I haven't met the seller yet, but I have been by his property, and it has HUGE potential.
