Hopefully you can pick up one more primary residence in Huntsville, and add that to your rental portfolio when you retire in 2 or 3 years..... 

Income isn’t a protected class, so you can set any requirements you want.

I find that the market prices for risk/reward  or your in an area of functional or economic obsolescence.if its your home town and you can self manage and want to do it.. seems Ok to me.. as long as your going in with your eyes wide open.I have helped many a C class operator scale their operations..

type of Salamander not sure if endangered.. but its definitely a  protect class .we have many out our way... from the world famous Spotted Owl..

It's true in some cases but it ignores the 2 best opportunities for smaller investors that have the luxury of cherry picking:1) Stuff that doesn't fit their model.

What markets, class of asset?

If you're just starting out, you'd be better off finding something with less rehab, in the best quality asset class you can afford, and make sure the deal still works with a PM company to manage it.
