Additionally, I would encourage you to have a home inspection done and fix any safety hazards or code violations prior to allowing a daycare be run, try to make sure the place is as child-proofed as possible.Of course, if you can get her to agree not to run the daycare, or if you can find a different tenant, that is the best way to limit your liability.

It's off topic I know, but the book 'Delivering Happiness" by Tony Hsieh of Zappos should be required reading for anyone providing any service and we believe in that philosophy so much that our staff of 24 are visiting Zappos headquarters for their Customer Service tour this year.

There are few more based on the circumstances, some people check the car the tenant is driving, their punctuality for the first showing, drive by old rental place, personal appearance and hygiene, other little stuff to give you a clue what kind of tenant the person may be.I would encourage you to check out thelpa.com, they have a very active landlording forum and products that may of help to you as you get started.
