Because if you don't have at least 20-30% (and that's probably being lenient), to put into this transaction (a solid $400-$600k), then I'm in total agreement that you need a capital PARTNER, and another very experienced person to help you actually develop/execute.

These people are clearly the victim of some brilliant guru who told them how to retire early/escape the rat race/be their own boss/etc, but forgot to mention the part about it being really tough, and like 95% of people (rough estimate just from my brief experience here on BP) fail.

Think of it this way: - Buyer A: $100K Price seller to compensate 5% (2.5% to each) to listing and seller's broker VS Buyer B: $98K Price and buyer compensates their own broker.
