I know you wrote that you're under contract, but please make sure to make the contract subject to a satisfactory appraisal and that the work was permitted. 

When I rented an apartment in college the top floor was the most expensive then middle then the ground floor which I thought was weird.

Alpine Lake is in Pocono Township, which only permits STR in commercial zoning districts. 

Any properties under an LLC would automatically make it a commercial loan but unless you deed it back into your personal property they would not permit you to use residential loans. 

I think they were trying to stop frat houses because it's a college town.Master lease works...

eXp does permit us to use our own logo with a “brokered by eXp realty” logo, but state guidelines prevail.

 A few things to consider...1) It can be used as a negotiation point to lower the sales price.2) Perhaps call the local county permit office to see what it would take to get it approved?

But  most of those repairs with the exception of electrical would typically be non permit repairs. maybe someone else can chime in but I would assume they  could be repaired and then just call for an inspection. can you call the office and find out what will be involved in clearing the violations and if there is any fees or costs associated with doing so?
