Any properties under an LLC would automatically make it a commercial loan but unless you deed it back into your personal property they would not permit you to use residential loans.

 A few things to consider...1) It can be used as a negotiation point to lower the sales price.2) Perhaps call the local county permit office to see what it would take to get it approved?

But  most of those repairs with the exception of electrical would typically be non permit repairs. maybe someone else can chime in but I would assume they  could be repaired and then just call for an inspection. can you call the office and find out what will be involved in clearing the violations and if there is any fees or costs associated with doing so?
