When it comes to self-managing residential rentals, the people who do best at this seem to fall into some surprisingly narrow categories: administrators, counselors, law enforcement officials, real estate brokers, court officials, teachers, office managers, construction/tradesman leads...you'd be surprised how often you get those answers every time you ask someone who has successfully stayed in the game for longer than ten years what they do or did before starting in rental properties.

You can't just sell your relinquished properties, then spend 45 days narrowing down your list, and then start trying to close on them within the remaining 135 days (they'd all be gone by then anyway).

However, looking up each property on the tax assessor's and the tax collector's sites, contacting Code for violations or improvements and seeing the Path of Progress, plus doing basic analysis, showed me that I could narrow down the properties to Good, Better and Best leads.
