By now it does need to have the kitchen, flooring and baths remodeled that I'm addressing soon.My 2nd and 3rd rentals I never lived in so I applied my logic of: location, who my target renters would be, "age" (couldn't be anything less than 1980 as I thought that to be a good stop date), and the essentials like age and condition of HVAC, roof, interior, structure, and I'm sure I'm forgetting some other things but you get the idea.

The bank actually reduced the price of the home and paid points to cover the additional flood insurance cost, which seemed logical at the time, but now with the new laws we are worried as they are re-drawing the flood maps, so now looking at anything from no longer in one to massive increase in insurance.
