First Financial Bank is very investor friendly and I believe they will be able to to do everything you need with the exception of having locations outside the Cincinnati market. 

I like this property because its in another great location, has been totally rehabbed, and would start producing about $600 - $800 (Net) a month on a duplex.

I'm located in Richmond, Virginia currently, but that could change very easily after college as I'm not too attached to this area.
