And an immediate transfer into a new LLC may not protect you since you still will own the seller LLC.I know investors do this kind of thing to save on property taxes.

The lenders I've spoken with start asking for documentation "to validate the financial viability of the business" even though there's clearly more publicly available information from these companies than any kind of private investment. 

If something goes sideways, I would be willing to bet 90% of these single owner LLCs formed for "asset protection" would be easily accused of piercing the corporate veil, and collapses the whole thing anyways.Depending on the state you are operating in, even if you use a Wyoming formed LLC, you will likely be required to register in the state you are operating in, which may require disclosure of that information you don't want to give up already - check to see what those states require for disclosures when registering a "foreign" LLC that is operating in the state.Literally no federal income tax benefits to where your LLC is registered.

@Barrington Smith I'd be happy to walk through this deal in more detail via phone of webinar if it would be helpful, but at the surface I have the following thoughts:- I'm unsure what T5-0 entails, I'm assuming its some kind of mixed use. 

Using other loan types not only are non-conforming for you to occupy (DSCR), but the downpayment minimum and the rate will be much higher kind of defeating the purpose of doing a house-hack. 

In general, what kind of things should landlord be looking for when buying landlord insurance to protect our interest.
