@Key Dawson it is hard to say without more specific details. based on what you have given us I would go for the leveraged property.

I became the only non-family member to have keys to their home & pool area & I took care of things when they were away.

I think the key is in the terminology: “fee” vs “non-refundable deposit.” 

ah I see now, I get key word alerts and they don't tell me where the post is, I see now that this is in the Multi Family form. 

We in Phoenix, on the other hand, are greatly benefiting from people running from CA, another great socialist state :)ya not sure if the puzzle factory running this state really understands free market economics  but my Lobbyist I use just sent out an economic report that is very favorable for the state... so it appears that rentals are not a big driver if they can submarine them and the economy is still booming and strong I know its worked in our favor for new construction :) 

It's also important to note that I am looking for a property that is more turn key. 

We have quite a few local KC people that invest with local turn key companies. 

BUT, being on the other side of the world, you'd most likely want a turn key property.
