Posting anon because the Internet is forever... :)I'm a small investment co. that's only done a couple of deals so far, though I do have experience in the past doing deals with land subordination & creative financing.

We have all the tools we need and no longer need an office to house infrastructure or paper, nor do most people walk in to look at property, they start on the internet Value is the key word 

@Mykhail Bolden You can find samples on the internet and I'm sure there are a few in the Bigger Pockets forum.

Had a process server serve them with a 3 day demand for payment or notice to quit.

Ok so my question is....when scouting for properties all over the glorious internet i usually might come across a deal from another investor with a property for sale on one of these third party site like Craigslist, Offer Up, etc.

For the exact reason most internet leads are questionable and not credible.

And there is a fee for each document that gets filed, and a process server has to serve the occupants to get things rolling - lots of costs besides the hourly rate.

No Internet.
