It doesn’t include a unit in a hotel, motel, inn, or other establishment where more than half of the units are used on a transient basis.

All 4 were manufactured homes on land (1 vacant, half way through a remodel, with some issues as far as access to the property, 3 others were located in Arizona City, Coolidge, and Casa Grande and they were rented out month to month for $640, $525, and $625 respectively).We got them all under contract for 136k.

I think we can handle several quarter and half percentage increases, but I think getting back to the 5.5% of the early 2000's is out of the question.

As I’ve said on here 1 million times, those places tend to be in the southern half of the US.

Half of those I see doing STR do it themselves, virtually, while others swear by using PM.

While i have investments in multiple states, more than half of my investments, I havent been to location or seen them.

Does everyone go half on cleaning fees?

The lease states I charge $75 an hour (half of my W2 career/job pay rate)  so the refinishing of the cabinets in the bathroom I can do.
