I'm pretty sure that if you missed a couple of car payments, it would get towed away sooner, not later. 

While this means that I may need to simply get more money to start out and maybe change my strategy, I do want to start owning a property sooner rather than later, having it and myself pay it off over 10 or 20 years instead of waiting that long to save enough money for a traditional mortgage and then spend 10 or 20 years paying it off after that.

In Nevada the Hoa would have foreclosed and took the property much sooner. 

I hope they are not so onerous to make RE a poor investment option.  

But any time may make a check show up sooner, not later.

After doing some more research on large multi family investing, and reading countless comments about others wishing they would have tried starting apartment investing and/or syndication sooner, I came to conclusion this is where I’d like to start.Fast forward to today, I have spent time studying and learning as much about multifamily investing as possible.

The fact that the church didn't notice the fraud sooner was immaterial. 

Hopefully us having the conversation with them will make them think about selling sooner than they had planned to.

You may make less money by using a contractor but at least you'll wrap up the project much sooner and can get going on that next deal FAST!!!
