We bought a really cool old stone house on the main road in Casa Grande, Arizona.  

It’s actually pretty simple math .no optimism involved you could do it on a SFH if you bought right Pay ten or so grand for the house . 75 for taxes .30$ for insurance . 175$ for the loan payment ...  

I believe it confirms what you're saying.The areas to the Southeast (Florence, Casa Grande) got hit very hard (-60%).

Keep the grand and put it towards your rentals.

The Galveston installation took them a few return visits to add longer screws and such before they passed our state storm windstorm code inspection, but they kept coming until it worked.The jobs weren't quite as tidy as a more pricey company we used for a prior property, but we don't mind doing a bit of cosmetic touch-up to save a grand or so.

First tenants we had (mother, adult daughter, two teenage grand daughters) skipped out during one weekend. 

Currently looking at Opera towers, Grand, 1200 Brickell which are few buildings that allow daily rentals. 

I know we hit some grand slams buying the notes from the thrift as they did not want to bring the asset on their books at that time.

Although, who knows, Aberdeen is now rated as some wonderful , fast-growing retirement town for Seattle burn outsits a familial property.. was owned by my wifes grand parents my wife is 4th generation from Puget Island..

One geographic challenge is the Rio Grande River right through the middle of the area.
