Buying a property and only having 4 grand left over that needs a rehab scares me.

Hey Ivan, I used a realtor in Grand Island, NE where my SFH is located back when I was going to sell it, but I wouldn't say she is investor friendly. 

You dont want to get shut down and be out another 10 grand.

Part of my dream would be to do the brrrr method and be able to put all of my skills to use and to be able to buy, design, create and make profits all on my own.I've been listening to bigger pockets on spotify for awhile and I'm so excited to now be a part of the group.  

Remember sewer wont back up with just a home inspector flushing the toilet a few times.. it backs up once the home is occupied and EVERYONE is using the toilet and washing cloths etc.this is what I would do to protect my investment probably cost you a grand or so.. or just forget it and take what they give you but realize you will probably have some severe cap ex in the future. because these things wont be done prophylactically..  

Still planning on addressing the root issue of course but losing $150 instead of potentially paying over a grand to update my service panel and purchase baseboard heaters on top of the increased electric bill does not seem feasible as a short term solution.Would love some advice!

Its tough to claim this designation if you have a full time, w2 job, and the IRS knows it.

I haven't been able to view the house yet and know it probably depends on the amount of garbage, but it is an 1500 sq ft SFR in Grand Prairie, TX. 

If you add a closet and can meet the other conditions then I see no reason why you can’t design it as a bedroom.

Jerry was very flexible in terms of making changes as the project moved forward as well as providing his expertise in both design decisions and offering me multiple solutions to any issues that came up.The project soon expanded into a whole-house remodel.
