Valuation applications are better than they were in the past, but don't take them as gospel and 100% accurate.I've seen online appraisals vary by almost 10-20% (think Zestimate) for the same property, whereas physical appraisals tend to group closer together.I think valuing properties is still done best by the old-school method of physically inspecting a property and the neighborhood it is in to generate a value for it.

To take advantage of this the governor’s decree requires “… the tenant can demonstrate to the court, through documentation or other objectively verifiable means, that the tenant suffered a substantial loss of income resulting from COVID-19 or the related proclamation of a state of emergency and catastrophic health emergency, including, without limitation, due to job loss, reduction in compensated hours of work, closure of place of employment, or the need to miss work to care for a home bound school-age child.”

He himself bought properties in 80s and in the 90s turned all of the lots into Apt buildings.In other words, the guy was really wealthy and go lucky to be in Williamsburg, one of the highest appreciating neighborhoods in all of America.This is more analogous to the Billionaire Robert Smith who paid off all of the loans for Graduates from Morehouse in his class, including their Parent's loans.Personally, I think if you are going to give Charity, give it to those that are struggling or at least give a Means Test to distribute the money so that you don't give it away to people that really don't need it as much as others that are struggling.Better to donate the money to a good cause than to arbitrarily give it to people whether or not they need it.

Among the things that ended up being required of me to build up my DTI: a). pay down all credit cards to zero, b) file for social security despite not needing it yet c) take my first 2 mos. withdrawals from my IRA (not needed yet either) d) two of my different SFR tenants have started "home preschools" which landlord is required to accept under Calif. law, and one was backed by a major corporation, but the loan had to be switched to a third property because the HUD (I think) guidelines which allow the lender to re-sell the loan won't allow for "care homes" or "pre-schools" on the property.
