If you're going to a small school that doesn't have a reputable business program you're not going to gain access to those networks.

If not considering a 1031, there is a small capital gain, already taking into consideration $250k (single tax payer) if I prorate the 1031 portion, does it mean that the capital gain will be higher if I prorate the rental portion?

Maybe investing alongside sponsors who provide value to their passive investors is a good way to gain experience & learn until you do your own deal. 

This information and approach is becoming more common knowledge as the MHP investing space gains momentum and the Frank and Dave MHU knowledge spreads to more and more investors looking to break into this " new frontier" of Multifamily investing.

I'm not looking to profiteer, but I could see a benefit to moving down and working with a contractor company just to meet the inevitable incoming demand (I have little experience, but want to learn), and I imagine there will be a whole new market of available properties to flip.

I think the benefit of investing here local vis-a-vis San Antonio is exactly that we aren't such a hot market.
