This reminds me on the conversation some years ago as most said no-way will they shop online, without seeing or feeling things, nope that's nuts.

  * Note * before you go through the time and expense of all of the above...make sure that your Seller has a strong motivation to sell and isn't just fishing and wasting your time. 

If I had to do real estate investing full-time, it would probably drive me nuts.  

Doing Subject To with partial knowledge is like fishing in a sewer.

When real estate opportunities become scare, it can be tempting to consider “odd fish.”For starters, after 45 years of doing this I can assure you that there is no such thing as “no heirs.”

And over and over every time people said I was nuts, I was over-building, doing it too nice, why so much tile, why wainscoting, why craftsman style vs cheap off the shelf builder grade.

But going after someone for lying to a landlord to get a rental: do this, take a fly fishing rod and go fly fishing for the weekend and forget about it.

Sad way to treat kin, but hey, the nut doesn't fall far from the tree. 

Now we will get all the people commenting about how they did it the past few years but making money in real estate was like shooting fish in a barrel.
