We have better water, sand, diving, fishing, etc. than the entire Gulf Coast.

I've done this through my 9-5 and the red tape will drive you nuts and may not be worth it for a very small project.

My partner and I spend a lot of money on direct mail (different subject for a different day) and it drives me nuts when we are busting our butts and spending money while other investors are getting $FREE$ leads from local agents.

In terms of hobbies, I love almost anything to do with the outdoors (alpine skiing, mountain/road biking, camping and fishing) and if I haven't done it I am willing to try it. 

Insurance is by far the most expensive expense, then probably floation units, as they don't last forever, they cab be hit by some nut who doresn't even dock there!

In Florida, environmental issues typically can range from Bald Eagle nests, wetlands, gopher tortoises and permitting through local governments, Water Management Districts, Department of Environmental Protection or Fish and Wildlife Conservation Commission and the U.S.

If you want good fishing some spots are better than others, if you want mountain areas there are good spots for that. 

just watch the markets and fish where the fish are.Stay safe, prosperous and amused .. and warm !
