Hiking areas such as the South Cumberland Recreational Area (now a state park) is located north of Chattanooga and Cherokee National Forest (hiking, hunting, fishing, etc) is located east of Chattanooga. 

Great fishing, best place in the world for kids to grow up, solid community, beautiful scenery, family.  

If I could have a penny for every investor prospects that calls me, every GC that promises me stuff, and Buyers/sellers that are just fishing. 

By the time you pay them a fair wage, and the labor burden (payroll taxes, etc) and the Workers Comp, you will have a huge weekly payroll nut to crack.

Unless you can get commitments and deposits from people, you need a lot of tenants to cover the nut of overhead. if you lease, you make a narrower spread, but much less risk.

I should add this location is 20 miles from the redwoods area and national parks on the coast of CA (they are all over my golf course) 1/2 mile from the Eel River for fishing, and 7 miles from the Pacific Ocean.

Without getting into the nuts an bolts, both of these strategies allow you to get your initial investment back AND STILL stay in the deal to have an infinite return!

They are foul ignoramuses upon which bottom-feeding fish and mammals look down.

Go fishing, get in some exercise, but do not burn up all of your gas searching for dollars.
