If you have a ton of rentals you could consider segregating them into different LLCs, but I wouldn't go nuts with it.

Perhaps in SFR's it's OK to put a little more on renos in order to attract better quality tenants,and from what I hear on BP, these tenants seem to take better care of the property.I used to go nuts on my rentals also using expensive upgrades.

If I had an agent come in and ask me if the could wholesale on the side, I'd look at them like they were  nuts and then fire them.
