Anyone using “by-the-bed” feature on Appfolio?

So I live in this market, have started attending meetings and will continue to do so.

Is it possible to get the property under contract while the owner continues to make payments and I perform the rehab?

Are you comfortable to continue living with an Airbnb guest for an extended period of time into the future (what are your personal plans?)

My agent just noticed me that the deal will be cancelled because the title company has found out that the seller has a big lean which is more than the money he would receive if this deal closed; therefore, I won't let this deal continue.

But they will get a notice 1/2/18 of the lease, rents, ownership change letting them know that they will need to vacate by 2/1/18 or can continue to rent but at the new lease terms and rents. 

DFW continues to be a strong market for class B/C MF assets where rents are far more affordable for the continuing growth in population and jobs.

You'll have to decide if you'd rather risk not being able to afford the property purchase for another year or two because your investments got smacked, or if plain old banking is just too boring (or your regret level would be too high if you didn't invest and the markets continued to rise during that time - FOMO.)Best of Luck with Your Real Estate Investing!
