I have extensive experience in online marketing for small businesses / startups that span across legal services, beauty, tech and more.

I am debating my next move with my rental business. 

The issue is that fix and flip and DSCR loans are business purpose loans where you are required to sign an affidavit of business purpose / non-owner occupancy saying neither you nor your relatives will live at the property.

I started my investing career here in San Diego and moved my business to three markets in the Midwest 10 years ago.

I think MTR tenants could be ok with this and it really depends on your business and how you plan to mitigate risk.We collect rent through our property management system Hostfully.

If you are an agent, share your thoughts on how this will affect your business. 

Yes, as long as it relates to the renting of the property in some fashion.

In other words, I already have tenants for the 2023-2024 school year and I'm now getting ready to market my place for 2024-2025 and expect things to get busy in the next month once classes start.

However, it has to be a rental for it to work as a DSCR loan and you cannot be living in it or using it for personal use in any capacity as a DSCR loan is for business purposes only.
