The fix and flip market has went to the experienced based pricing model for the most part.

I've found it immensely helpful, especially when you consider the difficulty of a tenant contacting you outside the U.S., the ease for a property manager to do a visual inspection, their knowledge of local contacts, etc. 

Listening to that podcast regularly will give you a great grasp of what multi family investors around the country are experiencing. 

There were a number of other things but I'm sure for a 6 unit complex none of them are worth it.I was just wondering if there were any experienced investors out there who had exceptions to this rule and if they had strategies to make it work.

@Shaun Palmer I consider myself to be an experienced novice DIYer on my own house, saving money and involving my 5 kids when I can.

I have a contract issue that I could use some advice from some experienced investors or attorneys out there. 

It was only that low due to the crazy crash we experienced.

I can see the logic going both ways but would like to hear from some experienced flippers.

@ Cody Weiss I am not quite sure to be honest,  that is why I wanted to ask the question and see what the more experienced think :) In my mind, if we're out of nafta, this will put a strain on the auto industry in the region more than anything else, resulting in job cuts -> less ppl that can afford to rent in the city.
