I have found, at least in my market, that I get a better quality of applicant and if tenants know there is no "man" to screw over they will be happy to pay rent even in times of black swan events. 

I typically budget the rehab myself, but in the event I need a second opinion from a specific trade, I have plenty of photos and dimensions to send over.

Imagine a world where the bank does everything properly, someone challenges the foreclosure, and instead of meeting in court a year later there is someone that says not so fast mr previous owner you can not do that because we have a process in place that does not allow a Bank to move forward with a foreclose unless it has been done properly and everything has been documented to prevent this problem from occurring.

@Jonathan St.Leger I agree it was an incredible event and the speakers were awesome. 

House is within walking distance to the zoo and local garden, a 5 minute drive to downtown stadium, bars, university and event arena.

Will you be responsible for repaying the lender in that event?

Currently all of my investments are in the stock market but I plan on buying some RE in the next 6 months or so.If anyone has advice to do these events in a different order to achieve my goal, I’m happy to read what you have to say.
