Scary thought!

Wow can't thank everyone enough for your thoughtful posts and advice.

Some of these have received focus on the podcast, so was curious if everyone agrees with the list or thought other markets should be on the list.

But what I thought they said is to figure out the cash flow and then divide it by two because history has tended to show that unexpected expenses (new water heater in yr 1, roof repair yr 2, etc) tend to eat up about half of your earned cash flow.  

Any thoughts from other areas where you've seen this?

I've heard about people having success with them, but personally, I always throw out any postcards that look like marketing spam.We've been trying to come up with unique ways to make them grab attention and I wanted to hear any thoughts the BP community might have.

Just thought I felt compelled enough to share my thoughts, as it's very difficult working with a part time agent on the other end of a deal from a professional standpoint as well.
