Given the circumstances, I would suggest you either notify him via text or Email — whichever way you typically communicate with him more frequently. 

Imagine if buyers ask their realtor to show them 5 houses later today, and one of them needs 24 hours notice- that one is now off the list and unless it’s a fantastic house/ location/ deal, probably will not be considered for a visit next time.  

@PJ McLaughlin that is crazy, cannot even imagine how that is justified.

I imagine that's due to roof damage and leakage. 

Some care to learn your criteria and others don't because they just want to build a list and shoot off emails. 

I've been emailing with the city (Brooklyn Park) and I need a rental license in order to be a landlord in the city. 

I also imagine there is some extenuating circumstances clause, especially since 5 years is so long.

We text and email daily and call 2-3 times weekly.

Imagine having someone constantly over your shoulder while you try to work for 4 hours.
