There are several advantages as well as disadvantages in working with a turnkey provider.

If so, this property is going to be very slow to provide decent cash flow  - at that price, $125k, it shows poor historical appreciation.  

Absent a clause in a trust that provides for a beneficiary to designate powers of sale (or will, if that’s the controlling document) then you are just an interested buyer party.  

Also says if you didn’t provide a written checklist at move-in you automatically lose.
