Theres a home I'm looking at in foreclosure(100k) but according to the tax offices, its considered a "double wide" and banks near me wont mortgage these homes.

I wasn't able to sell for double my out of pocket but I have learned so much from this deal that it doesn't matter.

The percentages are meaningless on low numbers and between capex vacancy and repairs you probably need to double it at least.
