Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I don't want pets. 

Also separated yards to better allow pets and charge pet rent and premium rent. other regular cosmetic rehab.

However during creation i noticed it is asking for either domestic or out-of-state setup.

Fencing would be fantastic even if they don’t have pets because of the feeling of privacy and comfort.

. :-)Engineered wood is a great alternative....as far as durability, it is far more durable (after all it is wood) except for the pet scratch thing, but even then it is not bad.

Make sure no one is in the home when it is running....that includes pets.

I confronted the tenant and we decided she'd pay the cat deposit and monthly pet fee.

Thats not to say they won't because it is obviously unfair we won't keep giving them extension, putting up with unapproved pets, and letting them live in filth but at least those are self inflicted complaints they would  have on us.
