As for the service fees, my understanding is you can't charge more for CC use, but you can offer discounts for cash/check. 

Have you thought about discounting the sales price?

The cornerstone of the wholesaling business is marketing for motivated sellers, sellers who for one reason or another are willing to sell at a discount.

This will help weed out first term folks that are either not very responsible yet or that may be forced to live in barracks and decide to get a place they can't afford anyways with some buddies b/c its more conducive to partying.I also give a military discount, but make it contingent on the service member establishing an allotment (military term for direct deposit) to me so I don't have to worry about collecting rent.

Since I started reading BiggerPockets I am learning to think bigger and not discount something until I know it does not make good business sense. 

Compare the two and whatever you choose, make the discount at least that much.

And most of their discounting is done to that.
