We've rented to a couple of Physical Therapists, a Nurse Practitioner, an Optometrist and currently have a travel nurse and her digital nomad finacee in our 1/1 unit. 

I have many LTRs and a couple of STRs in Nashville, and in the areas you have mentioned. 

I'm leaning towards offering our LP investors a 10% preferred return, with any remaining profits being divided equally between LPs and the GP.Would love to hear your thoughts on this arrangement.

One couple would buy a house with debt and then put all of their profits into paying down that debt as fast as possible.

Each one is laid out differently so it would be personal preference.

For someone like me, I would prefer to have a pre approval in hand, as it can be used as needed while looking at properties based on that particular situation. 

Or is it better to continue same way for 11 more years and try to clear credit card debt slowly parallelly as i keep saving couple of hundred dollars in cash flow a month and also pay from my other job salary?.
