You know you gotta pay rents.......LOLA larger office complex will be much different than a single building.Common areas can be an issue as to maintenance, who controls the HVAC?

Maybe find someone who has done historical properties and do a joint venture just to get familiar with all that you will encounter so the next time you will feel more comfortable with what you get yourself into. 

Would it make sense for you to seek a joint venture with another investor or a contractor?
