There have been some upgrades, like the roof, paint, kitchen appliances  etc.Now what gives me concern is that my realtor has a wait for the right buyer to come along strategy.  

If you can't turn any utilities over to tenants I'd be a bit concerned considering you said the rents are at market price. 

Realistically, they can leave at anytime.

Just saying that they are out there and if you have DTI concerns, you still have options.

The two things I'm concerned with is 1) am I going to like doing this and 2) what happens when there is a long vacancy/unexpected costs.Any input is appreciated.Thanks!
