I've already put in the time to set up accounts with all the vendors in my area so I get the same pricing on materials as my contractor would get, some even better. 

Invest Out of State: This brings it's own set of complications.

I have seen them (Lowes) pay for a whole set of kitchen cabinets that weren't up to par because of the manufacturer.

Hello, I am new to BP and have been reading posts for the past month.I am currently active duty military and set to be relocated in the spring.

I have spent my life in the military, and then college, and then traveling for work and for pleasure, and soaking up all that there is to see and learn and do in the world... essentially doing anything but learning to build wealth, and setting down roots somewhere.

The rooms that are too cold get more airflow, the rooms too hot get less (in heating condition, reverse for AC).

Your "min real estate set up " is way overkill for most of the country.

I haven't set my focus in the areas to invest in yet but I will be looking into the nearby markets such upstate NY, NJ and PA, once I settle my mind in this transitioning period.
