Hi Bpers, hope we're all safe amidst Covid-19.This is really a rant as while I understand that landlords including myself are running a business and not a charity, I feel frustrated based on my current situation.So, college has stopped in person classes for the rest of the semester.

What class tenants? 

It's absurd that they superseded our policy in the first place and I hope a class action lawsuit results.

It really depends on the property classes you are targeting and the neighborhoods they are in.

Often people will have more experience with different asset classes and this can help guide you to the right person for you. 

Luxury properties turn into AirBNBs, lower class properties get mid term rental ageements under you maintaining the subject to.

Also, be aware of the cap rate for that asset class in that type of neighborhood.
