If it's a house just in the town, where the kids have to get a parking permit to keep their car on campus- it may be somewhat challenging to keep all the rooms rented.

If what I have been told in the past is correct, you will still pay those high taxes for the balance of this year, but then they will drop next year, but still be taxed at the significantly higher SEV already established unless you can successfully challenge SEV.

There's no question that investing outside of your home state has more challenges but they can be overcome and sometimes you don't have any choice if your goal is cash flow and you live in a high cost market.

Renovating a 100+ yr old "historic" house is one of the most challenging and difficult tasks...for anyone; I can't imagine taking this on as a "super green", "newbie".  

That will be your biggest challenge as an investor.
