Question:  when I submit it back to the seller would you typically ask the seller to take care of the larger issues, like structural issues, new furnaces and new electrical service or do you ask for a price reduction?

Put the shoe on the other foot, you worked hard to own property that you care for and a renter is now subleasing without your permission. 

Whether you care about that is up to you.

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

If a landlord is prepared to modify their lease at a applicants request they either did not think through their requirements in advance or do not care to protect their investment.If you are prepared to modify your lease to appease applicants you may as well not bother having a lease or screening standards to begin with.

I'm glad that you already have agent/lender already lined up, but I would be careful to make sure you analyze and look at as many deals as possible to determine the best property for you.

There are a couple of things that are left to complete, that we can find someone else to take care of.

Which is why I would like to see if people have other forms of researching the traits of an area!
