Hopefully it's the least painful.

Here's how I've managed to ease that pain somewhat:Fund your capital expense accounts:  There is a lot written on BP about this, but I put aside 3% of the purchase price and 5% of rent into an account to deal with the capital expenses.  

The tenants have shown their true colors, and it isn't worth your pain and suffering to keep them.  

A CVS bought an entire block about 3 years ago ( block next to me) and my neighbors ( total of 4 that I never met ) just sold to a developer and started building a retail strip.

You can certainly learn to swim that way, but it might be more painful than it needs to be.Good luck!

There are also areas of the city I love like Pullman but you need to be careful as the neighborhoods change on a block-by-block basis. 

They were put with plywood blocking the hole. 

Added partition walls to create seperate bedroooms, pained cabinets, updated paint, added walk in shower, pantry room, basement kitchen.

I rarely do 12 mo's because most REP's offer will only be advantageous in one or two seasons and painful in the others.
