I always collect one full month's rent first regardless of how many days they occupy the first month and then have them pay the pro-rated amount on the second month - it gets more skin in the game with the tenant.

At least get the mortgage account web login setup so you can check that its being paid.- OR get seller to agree to YOU paying the bank, setup auto-pay.- The seller can sell the house to someone else right from underneath you.
