I think i mentioned when i worked for the syndicator back in the 80s their Dallas properties they had a very hard time keeping full ( I know it was a different time) but a new prop would go up they would have move in special next thing you know they had a bunch of vacancies..   

I am an Illinois real estate attorney but I specialize in residential transactions.In residential purchases, title companies rarely hold Earnest Money. 

A legal appeal to a rejection would be need to be submitted by a Lawyer who specializes in real estate at $400 - $600/hour. 3.

I am just trying to get a feel for an average price to be expected for:1) Initial tax evaluation, plan creation etc  (flat rate per year)2) Tax advisement for each following year3) Fees for actual tax return filingI am not asking for specific CPA recommendations, or anything of that nature.. just trying to figure out what range I should be expecting for somebody who specializes in real estate.

Perhaps my current CPA doesn't specialize in RE, but something like the mileage deduction would apply across multiple industries.

. - My wife and I have a daughter (who has special needs), and another little one on the way. - If either set of us (both my parents/ both the wife & I) were to pass somewhere along the way, where do the children/heirs fit into this at all?

That's why I thought maybe someone here knows of some specialized lender or a bigger bank that has experience with this.  

@Jeremy VanDelinder I have flipped several houses, however this was definitely a special case.

I looked at the purchase agreement and it implies the buyer will get a Special Warranty Deed or Equivalent.  

The department has set up a special team to process these requests for those who demonstrate they were affected by the outbreak.We encourage all property owners who can pay their taxes on time to do so.
