Most agents don’t want to spend time showing properties in need of a heavy rehab, they prefer a good looking listing where it’s easier to obtain financing for the end buyer.

So what can you do to flourish in the grey-zone of moratorium, you CAN convey to tenant that your current lease contract ends on ____ date and that you personally would prefer to adhere to that, that you would PREFER to not make a lease renewal, that you would PREFER to not extend the lease with them, and than ASK "so what plans did you have Mr/Mrs Tenant?". 

Also short term or long term rentals what the preference on that?

I would love to not spend a year in my townhome I just purchased so I can rent it out and buy another property in 5-6 months….but would prefer only putting down that 5-10% I can qualify for with FHA….I’m aware they can call my loan due if I move out prior to a year but was wondering if there is a work around???

If you have need to improve the interior, you might prefer the BPO. 

I prefer Germantown for similarly priced condos. 

If this home is being flipped it depends on the target buyer (do they prefer a garage or extra bedroom).

Just get as clear of an idea as you can—preferably with some reinforcement in the way of photos, articles, mocked-up plane tickets or certificates, etc.

You just need to find or be referred to a good loan officer..As for mortgage brokers, I don't prefer them, but there is a trade-off.
