I have never seen any rental property with keyless entry on the back patio door, but my tenant is asking for it.This is what I found out when I searched up TX requirement for rental properties-"Every rental unit in Texas should be equipped with the following security devices at the time that the tenant takes possession of the unit:One window latch on each exterior window in the dwelling;A doorknob lock or keyed deadbolt on each exterior door*;A keyless bolting device (i.e. a keyless deadbolt) on each exterior door**;A door viewer on each exterior door;A sliding door pin lock AND either a handle latch or a security bar on each exterior sliding glass door."

File, hearing in 12 days, can file for possession in 11 days after, typically 11/12 days until they have to be out.

Generally speaking, you can file on the 22nd of the month (if rent is due on the 1st and the five day demand was mailed on the 16th).The court hearing is scheduled 9 days after, so depending on the number of days in the month, it's usually scheduled on one of the first couple of days of the following month.If they fail to appear, you can easily get a judgement for money due and possession the day of court. 

And required at settlement with cert that the work has been done and city has signed off or that buyer has agreed to take possession and do the work needed.

As far as the tenant who abandoned the apartment, normally you have to post a sign of abandonment before taking possession as well as a notice to pay rent if they hadn't paid rent in 2 months.

The landlord may make a deduction from the tenant’s security deposit to repair a defect or correct a condition: that was identified in the inspection statement and that the tenant did not repair or correct; or, that occurred after the initial inspection; or that was not identified during the initial inspection due to the presence of the tenant’s possessions.

10 years ago I received a misdemeanor for possession of a controlled substance in the state of MS., everything else on my record is expunged, I have passed several corporate background checks etc.

Keep in mind you will have to provide the labor to move the tenants possessions to the curb
